Planning commission approves remodel, garage and landscaping at 25 Mirna Avenue; denies one side-yard structure variance

The Fairfax Planning Commission on July 17 approved with conditions a remodel and expansion at 25 Mirna Avenue, including a new garage with bike storage, an entry arbor, a replaced stairway, landscaping changes and removal of the existing pool. The commission adopted a resolution (2025-17) by a 4-1 vote that approved a conditional use permit, design review permit and a combined front/rear setback variance, but denied the requested combined side-yard setback variance for a proposed replacement shade structure.

Staff described the project as a multi-part renovation: remodeling portions of the house, replacing a one-car garage with a new one-car garage plus bike storage, replacing the stairway connecting lower and upper portions of the lot, removing the pool and replacing a shade structure relocated to the upper portion of the property, repairing and replacing some roof areas and exterior siding, replacing some impervious surfaces with permeable paving, and…
