Holiday Properties representative Reed Talley presented revised materials for the recently approved hotel building at 230 Franklin Road (the Factory at Franklin campus): a weathering GALVALUME standing‑seam metal roof that will naturally dull over time, matching gutters and downspouts, and a screened enclosure for rooftop mechanical and kitchen exhaust. Historic preservation staff member Emily noted the building is individually listed on the National Register and that the proposed GALVALUME “will blend with the color of the existing roofing that is seen around the factory campus” as the finish weathers. Staff also flagged the zoning ordinance requirement that rooftop mechanical screening be dark in color and asked to confirm whether the proposed matching silver roof color for the screening complies with the zoning rule. Commissioners said a matching, weathering metal screen would visually recede better than a contrasting dark screen and recommended the applicant coordinate with the zoning administrator to confirm administrative approvals. Commissioner Lisa said gutters and downspouts made from the same metal will age consistently around the campus and are acceptable. Commissioners also asked the applicant to provide the final lighting and hardware specs for any window changes when submitted for administrative or COA review. Why it matters: The hotel building sits on a campus that includes National Register properties; rooftop screening and roof materials on a campus site draw scrutiny for visual compatibility. Next steps: Applicant to confirm screening color and obtain zoning confirmation on screening color requirements and to include final lighting/windows specs in the formal submission packet for administrative or board review.
