Johnson County planning staff presented a final site development plan July 17 for New Century Business Park Lot 3, a proposed office-warehouse development on about 3.11 acres near New Century AirCenter in Olathe. Diane Wickland of the county planning department said the plan proposes four one-story buildings totaling about 40,640 square feet and that the site is within Safety Zone 6 of the airport influence area.
Wickland told commissioners the project's projected occupancy would be 200 people per day across all four buildings under the occupancy code, which is below the Safety Zone 6 limit of 200 persons per acre for nonresidential development. "Both planning staff and the airport commission are recommending approval of the final development plan," Wickland said, and she reported no public comments at the Airport Commission hearing.
Commissioners confirmed that the county reviews applications within 1 mile of airport property for compatibility and that municipal applications routed to the Airport Commission are reviewed before the Board of County Commissioners acts. No formal vote was recorded July 17; staff recommended the board take final action at the next scheduled meeting.
