The Tullahoma Planning Commission approved three minor subdivision final plats during its July 21 meeting that create new lots within the city’s planning region (urban growth boundary in Coffee County).
198 Gee Road: Staff reported that this two‑lot final plat was held from the prior meeting pending Tennessee Department of Environment and Conservation (TDEC) sign‑off of septic drainfield locations. Planning staff said the TDEC signature was obtained and that the city engineer requested a five‑foot public‑use easement along each lot frontage. The commission approved the final plat 6–0 subject to staff comments.
Moore West Deckard Street (208 West Deckard): The applicant, Josh Moore, previously sought and received rezoning from R2 to R3 at Board of Mayor and Aldermen first and second readings, staff said; with the R3 zoning in place the lot met subdivision standards and the commission approved the two‑lot minor subdivision 6–0, subject to staff comments.
GH Custom Homes (Hickory Hills Road): Mandy Bobo of Northcutt and Associates presented a proposal to split a roughly five‑acre corner parcel (Avoca Lake and Hickory Hills Road) into two lots. Staff noted the parcel lies inside the city’s urban growth boundary (UGB), which requires municipal regional planning review even though the property is in Coffee County; the commission approved the plat 6–0 subject to staff comments.
In each case staff indicated comments from the Development Advisory Committee and the city engineer were recorded as conditions of approval. Commissioners voted unanimously on all three plats.
