The Lafayette Common Council on June 1 approved an amendment creating a new R‑1C residential zoning classification that allows smaller single-family lots and is intended to increase housing affordability.
City staff told the council R‑1C was requested by the Builders Association of Greater Lafayette and sets development standards including a 40-foot lot width, a minimum lot area of 4,400 square feet, and 40% lot coverage with 30% vegetative coverage. The Area Plan Commission voted 13-0 in favor before the matter reached the council.
Councilmembers discussed that the new zone applies to new development only and not to existing lots. Supporters said the classification should help address local housing affordability by enabling smaller-lot single-family developments. The council approved ordinance 2025-24 7-0 at first reading.
Staff indicated the measure followed ordinance committee review and unanimous APC recommendation; no public comments were recorded during the hearing.
