Rusty, a city staff member who presented the item, said the project mirrors an adjacent development by the same applicant and listed conditions: a 25‑foot front setback, 5‑foot side setbacks, a 25‑foot rear setback, a minimum lot size of 9,600 square feet, minimum lot width of 50 feet, minimum driveway length of 22 feet, a 5‑foot sidewalk with a 2‑foot grass strip, and a 35‑foot maximum building height. He also listed requirements that the developer handle required sanitary, sewer or water improvements and that common areas be sodded and landscaped.
A representative of Signature Homes of Georgia described the proposal as a continuation of earlier work on the corner of Davenport and Argo, saying the company would “continue with the same architecture” and follow the previously approved elevations. When asked about outreach, the applicant said he had spoken with some neighbors and with the pastor of the church across the street and that he expected home prices “north of $600,000.”
Councilmember Hines moved to approve the rezoning; Councilmember Lindley seconded. No members of the public spoke for or against during the public hearing. The motion passed 6‑0.
The approval ties the property’s zoning to the site plan and building elevations shown to council and includes the list of standard and special conditions presented by staff.
