At the July 21 Community Zoning Information Meeting, a planning staff member said an applicant for 2380 Sheriff Road asked to rezone the property from C‑1 to C‑2 and to obtain special‑use permits so the site could host a package (liquor) store and a convenience store. The applicant said they have submitted plans to the planning department and have rebuilt the site as a new plaza.
The request matters because C‑2 zoning and a package‑store special use would allow sale of packaged alcoholic beverages on the property; the planning staff member noted applicants must meet the city’s public‑notification and participation requirements before the case advances. The staff member told attendees that a public‑participation report is due Aug. 8, the planning commission hearing is Aug. 20, and mayor and council hearings are scheduled for Sept. 9 and Sept. 23. The staff member also said sign posting for public notification must be completed by July 29 and a notarized sign affidavit submitted as proof.
During the exchange, the applicant explained the property work and business plans. The applicant said they rebuilt the complex as “a new, complex, like a plaza” and planned both a convenience store and “another one on the packages store on the same property address.” The applicant also said they hold a BRN‑1 license and that they had submitted plans to planning for review and approval.
Planning staff clarified the two filings at the meeting: one file noted a special‑use permit for a liquor (package) store and the other listed a convenience store use. No members of the public stepped forward to ask questions or register objections during the CCIM presentation.
Next steps: planning staff will accept the applicant’s public‑participation report and draft notices for review. The case will be scheduled for the Aug. 20 planning commission hearing and the Sept. 9 and Sept. 23 mayor and council hearings; the applicant must attend those hearings or the case may be continued to a later cycle.
