The Planning and Zoning Commission on July 16 approved a site plan to renovate the building at 507 East Main Street (the former Glass Building), including new exterior sheathing, retaining walls, new sidewalks, a handicap ramp, revised parking configuration and a new freestanding sign location.
Applicant representatives described an extensive renovation to rename the property Torrington Office Plaza, with medical and office tenants planned for multiple floors. The Architectural Review Committee reviewed exterior materials and renderings and provided a positive recommendation; ARC members compared the project favorably to recent downtown redevelopments.
City engineering and planning staff required additional submissions before issuance of permits. Conditions placed on the approval require the applicant to submit a property survey and final plan sets with 2‑foot contours and driveway grades for city engineering review; provide a native‑species landscaping plan replacing non‑native plants; relocate or redesign a catch basin near the proposed dumpster pad; comply with ADA requirements for accessible parking and ramps; and maintain anti‑tracking measures during construction. The commission also required that final lighting pole placement keep fixtures at least two feet back from curbing and meet full‑cutoff standards.
The motion to approve included conditions for plan corrections, native landscaping substitutions, and final engineering review; the vote carried on a voice vote.
