Planning commission recommends approval of Taylor Estates 8-lot subdivision

The City of Olive Branch Planning Commission on June 10 recommended approval of the final plat for Taylor Estates, an eight-lot subdivision carved from a 15.02-acre unplatted parcel at the southeast corner of Davidson Road and State Line Road. Staff said the proposed lots all exceed the city’s one-acre minimum for the AR (agricultural residential) zoning district and that utilities are available nearby.
Planning staff reported that an 8-inch gravity sewer line, a 4-inch force main, and multiple water mains are in the vicinity and that future development utilities would be the responsibility of the developer. The property’s future land-use designation is suburban neighborhood; staff recommended approval subject to standard conditions including that all stormwater improvements be approved by the city engineer and that the final plat be recorded before building permits may be issued.
Byron Houston, the applicant’s engineer, told the commission the application was straightforward: "This one is fairly simple," he said. Commissioners moved and seconded approval, and the motion passed by an affirmative voice vote.
Next steps require a recommendation from the commission to the Board of Mayor and Aldermen; if the board approves, the plat must be recorded before lots can be sold or building permits issued.
