The Coppell Planning and Zoning Commission on July 17 approved a special-use permit allowing an indoor commercial amusement use — a membership-based indoor golf training facility called Golf TRK — in Suite 160 of the Park West Commerce Center at 1199 South Beltline Road.
Planning staff described the proposal, saying it would occupy part of a previously approved 104,000-square-foot building and operate with simulator bays and a short-game practice area. "The proposed hours of operation for private members with security access extend from 5AM to 12PM, and for nonmembers, from 8AM to 5PM by appointment," staff member Matt Steer told commissioners. He said the applicant provided a parking analysis showing 371 spaces provided versus 370 required under current and proposed use calculations.
The applicant described operations and technology. The facility will have six simulator bays plus a wider teaching bay; the applicant told commissioners these bays are intended for instruction and training as well as play. "There's 6 golf simulator bays and there's also a seventh which is the one up in yellow. It's a teaching bay," the applicant said, explaining membership reservations, two-hour bay reservations and use of TrackMan technology for swing and ball-tracking analysis.
Commissioners asked about noise, bar/service components and peak hours. The applicant said activity typically concentrates in early morning and evening hours but that membership scheduling spreads demand; he also said noise is mitigated by the screen and room configuration and that the concept does not include a bar. Staff noted no written responses from notified adjacent properties.
Commissioner Marr moved to approve Special Use Permit S1269 LI (Park West Commerce Center, Lot 2R Block 5) to allow indoor commercial amusement use with no outstanding conditions; Vice Chair Blankenship seconded. The roll-call vote was unanimous and the motion carried.
The applicant will proceed with tenant improvements and any required building-review items. Staff will continue to enforce parking requirements and building-code compliance during construction and occupancy review.
