The Columbia County Planning and Zoning Commission on July 17 recommended approval of two preliminary plats: the first section of the Arden Glen planned unit development off Baker Place Road and Parkway Place at 1915 William Few Parkway.
Arden Glen: Planning staff presented the first section of Arden Glen, a planned unit development on the west side of Baker Place Road. The section includes 102 single‑family lots with a minimum lot size of 7,150 square feet and an average lot size of 11,548 square feet; staff said these figures meet the PUD requirements. The preliminary plat shows 20.8 acres of open space including an amenity area at the front of the project. Staff noted portions of a required 50‑foot buffer lie on adjacent property and that a written agreement from the neighboring property owner to maintain those buffers had been provided. Staff said a pedestrian connection to the adjacent Retreat at Baker Place is shown but remains pending agreement from the adjacent development; staff recommended allowing construction to proceed while that agreement is finalized but said the buffer and pedestrian‑connection condition must be addressed before final plat approval. The commission voted to recommend approval.
Parkway Place: Staff described the preliminary plat for Parkway Place at 1915 William Few Parkway, a 63‑lot single‑family residential subdivision on the north side of William Few Parkway currently zoned R‑2. Lots have a 10,000 square‑foot minimum and an average lot size of 11,371 square feet. The development plan includes 12 acres of open space, sidewalks, street trees and a sidewalk connection along William Few Parkway to the Greenway; staff said the connection must be installed before final plat approval. Staff recommended approval and the commission voted to recommend the preliminary plat.
Why it matters: Approval of a preliminary plat allows the developer to proceed with infrastructure and site construction subject to conditions; final plats and associated zoning conditions will be considered by the Board of Commissioners. Both items were recommended to the Board of Commissioners for final action on Aug. 5, 2025.
Next steps: The commission’s recommendations will be forwarded to the Board of Commissioners. Staff will continue to work with applicants to address the conditions noted (buffer agreements and pedestrian connections) before final plat approval.
