Jin Saudi (recorded as Jinsadi Investments LLC) petitioned the DuPage County zoning hearing July 16 to allow an 8-foot privacy fence inside a 40-foot front setback and inside a 30-foot corner-side setback. The hearing officer said the petition’s published scope limited the hearing to fence height and that site-specific issues raised by the stormwater department require the petitioner to contact county stormwater staff.
The petition’s published notice appeared in the Daily Herald on July 1, and the petitioner filed a July 16 survey and a site plan showing the proposed fence alignment in multiple sections of the parcel. The hearing officer read the exhibits into the record and noted the stormwater department had no objection letter but had advised the petitioner of “deep channel issues” and that the petitioner should coordinate through the building-department process if the matter proceeds.
Paul, who identified himself as representing the owners of Jinsadi Investments, described trespassing and noise issues at the property and said an all-solid fence would improve safety and sound control. “We are getting neighborhood kids that are entering our property, and…that’s one of the reasons that we want to put up a permanent fence,” Paul said. He added the petitioner is exploring lighting and moving the fence closer to the sidewalk but acknowledged the hearing officer could only rule on the height published in the petition.
The hearing officer confirmed the requested maximum height is 8 feet and said he would approve what is depicted on the submitted site plan as to height and location, but he cautioned that lighting and other changes might require building-department review. He closed the hearing and scheduled a recommendation for the Aug. 20 recommendation meeting at 3 p.m.; final approvals were said to follow committee and board review in early September.
Next steps: the petitioner was instructed to contact stormwater staff regarding channel issues and to coordinate any lighting or sidewalk work with the building department; the officer will render a recommendation at the Aug. 20 meeting.
