The Murfreesboro Planning Commission on July 16 approved site plans for the City of Murfreesboro South Transfer Station, a municipal materials management facility proposed on a 32-acre heavy‑industrial site at 2120 Kinney Pipe Court (also referenced as Butler Drive area).
Planning staff described the development as a 67,850-square-foot materials management facility with a two-story office building (approximate height 41 feet), inbound and outbound truck scales and scale houses, an approximately 9,000-square-foot open storage bin for equipment (such as street sweepers), a 4,000-square-foot salt barn, a 12,750-square-foot brine system adjacent to the salt barn, and a canopy with a 20,000-gallon diesel tank and fuel dispenser. The site will have two primary access points — a truck access from Kenny Pipe Drive and a second access for maintenance and street department staff from Butler Drive — reflecting the roadway changes associated with Butler Drive’s relocation.
Staff reported required parking as 10 spaces (based on the 1.5 spaces per two employees on the largest shift rule) and a proposed 19 spaces. The design team and staff are finalizing a comprehensive landscaping plan; staff said a Type A buffer will be required along the commercial frontage and standard buffers along adjacent unincorporated county properties. Building materials will include tilt-up concrete panels for the base and metal wall panels above; associated accessory buildings will match the facility’s architectural treatment.
