Planning commission grants final approval to Greenland Drive townhomes project

The Planning Commission approved a site plan on July 16 for Greenland Drive townhomes, a 14-unit single-family attached (townhome) development proposed on a 1.6-acre RM-16 parcel at Greenland Drive and Given Court.

Planning staff said the project includes three buildings (5-unit, 6-unit and 3-unit buildings) with front porches, a brick water table, fiber cement siding, and standing-seam accent roofs. The development site will require removal of an existing structure and ancillary buildings, installation of new curb, gutter and sidewalk along the portion of Given Court lacking those features, and construction of a stormwater pond at the corner of the property. Staff reported the proposed density — 8.75 units per acre — is under the area’s sewer allocation cap of 9 units per acre. Parking was described as 43 on-site spaces (40 regular and 3 handicap), which staff said meets parking requirements for the 14 two-bedroom units.

Why it matters: The project increases the city’s attached residential inventory near existing RM-16 zoning and apartment complexes. Commissioners asked staff whether a fence would be required around the detention pond; planning staff said engineering will consider it and may require fencing if the pond depth warrants it.

The commission voted to approve the site plan subject to staff comments. Recorded aye votes included Miss Saverwater, Mr. Carroll, Mr. Harris, Mr. Prince, Mr. Rollins, Mr. Wright and Chair Halliburton. Staff and the applicant will finalize drainage, landscaping and any required fencing in the engineering review and permitting stages.
