Commission approves Singer Park plan for two 9,000-square-foot office-warehouse buildings

The Planning Commission on July 16 approved a site plan for two multi-tenant office-warehouse buildings at Singer Park totaling 18,000 square feet on a 1.6-acre light-industrial parcel along Northwest Broad Street. Staff recommended approval subject to standard comments and a revised condition about access construction.

Staff said the two 9,000-square-foot buildings are intended for a mix of office/warehouse uses and were previously described as a business incubator to accommodate multiple tenants. The proposal includes a solid-waste enclosure and will use access through the prior phase at the intersection of Singer Road and Northwest Broad Street. Planning staff requested a modification to a standard condition: rather than requiring the second full-access entrance to Northwest Broad Street to be constructed with this phase, staff recommended the entrance be built with the next project within the overall Singer Park development.

Why it matters: The buildings fill a light-industrial corridor and are intended to support small businesses and flexible commercial uses. Staff said the proposed architecture replicates a previously constructed building with minor material and color changes and that the site generally meets zoning and design standards.

Commissioners voted to approve the plan subject to staff comments, including the modified access timing. The roll call showed aye votes from Miss Saverwater, Mr. Carroll, Mr. Harris, Mr. Prince, Mr. Rollins, Mr. Wright and Chair Halliburton. Staff will continue to coordinate final landscaping and any outstanding technical items with the design team before permitting.

No formal variances or additional exceptions were noted during the approval.
