The Planning Commission on July 17 approved a waiver of sidewalk construction for a proposed boat and RV storage facility at 7735 Monk Avenue.
Vince Lacoste of Bethel Engineering, representing property owner Jeff Frame, told the commission the project is primarily outdoor storage with a five‑bay building that has roll‑up doors and no office or on‑site staff. Lacoste said the site sits on a narrow, 40‑foot right‑of‑way with a steep slope beyond the sidewalk alignment; requiring a sidewalk would trigger a code requirement to connect the sidewalk to the building, which would force ramps, landings and handrails to reach a building with no office and no pedestrian destination. He said the area has been underdeveloped and used as a homeless encampment and that the owner intends to improve the property.
Engineering staff noted a sidewalk could physically fit but that the slope and narrow right‑of‑way drive the hardship. Commissioners approved the staff recommendation to grant the sidewalk waiver.
The waiver allows the project to proceed without constructing a sidewalk along the Monk Avenue frontage; the project will remain subject to any other conditions in the staff report and applicable code requirements.
