The Planning Commission approved a conditional use permit for a 7‑Eleven convenience store and gas station in the Academy Village commercial area, following staff review and applicant revisions to pedestrian circulation and landscaping. Planner Lauren presented the site plan and said staff worked with the developer to move a sidewalk alignment away from the gas pumps to reduce potential vehicle‑pedestrian conflicts; that change has been completed and is a condition already satisfied. Lauren said the applicant also agreed to extend sidewalk continuity around the dumpster area to the property line for future connectivity and added landscaping to meet buffers; engineering and zoning standards have been met and staff recommended approval with conditions (she noted Condition 2 had been met already). Applicant representative Joe Pianeta of Terraform Companies said the developer had worked closely with staff and believed outstanding conditions were resolved. Commissioners asked no substantive technical questions. Commissioner Bridal moved to approve item 4.6 with staff’s five conditions; Jackson seconded. The roll‑call vote was unanimous and staff will confirm outstanding items during permit review.
