Commission approves rear‑elevation change for Garage Plaza multi‑tenant building

The Planning Commission approved an amendment to the previously approved elevations for the Garage Plaza multi‑tenant building in the Midas Crossing development to remove storefront along the rear elevation and provide back‑of‑house access. Sheldon, planning staff, said the rear elevation originally showed storefront and man doors facing an area that is not a public right‑of‑way. The applicant proposed replacing the rear storefront with CMU block and man doors to improve the back‑of‑house operations and to provide higher windows on the east elevation that abut the neighboring Toscana building. Engineering raised no concerns and staff recommended approval with conditions; one of those conditions added a staff review for amended east‑facing windows. Jeremy Ford, representing the applicant, confirmed the changes were limited to the north/rear and east elevations and that the change reduces visible storefront where the building abuts the neighboring structure. Commissioner Jackson moved approval with an additional condition that east elevation windows be reviewed by staff; Heather seconded. The roll‑call vote was unanimous and staff will review the east elevation window changes during permit processing.
