Planner David Rogers told the commission the quarter-acre site meets the R-210 twin-home provision requiring at least 10,000 square feet total and a minimum of 5,000 square feet per unit; the proposed lots are about 5,000 and 6,000 square feet respectively. Staff also noted an email comment from the Tanner Ditch Company; the subdivision includes a ditch relocation and the applicant will need to reflect the ditch easement on the final plat before recording.
Applicant Kenneth Kitt said he reviewed the conditions in the staff report and can comply. Commissioners asked technical questions about recording the Tanner Ditch Company easement; staff and the applicant agreed to work with engineering staff to ensure the easement is included on the final plat prior to recording.
The motion to approve preliminary and final subdivision approval, subject to the six conditions in the staff report, was made by Commissioner Pearson and seconded by Commissioner Kling. The vote was unanimous.
