Council reviews $37.8 million GMP 2 for Altru Sports Complex; council approves package

City staff told the Committee of the Whole that Guaranteed Maximum Price package No. 2 (GMP 2) for the Altru Sports Complex is currently estimated at $37,786,979 and the committee approved advancing the package. Staff highlighted that the GMP includes a large engineering and testing allocation (initially shown as $8,449,000 in the estimate), a construction contingency of roughly $2.3 million and multiple alternate bid items, including synthetic turf, athletic flooring and a “deep dive” well cover. Staff said they expect some downward revisions before the full council meeting the following week and flagged potential savings of roughly $500,000 in design/testing fees as better estimates are negotiated with the architect and construction manager. City staff and the construction manager are reviewing turf vendors to ensure compliance with the project’s basis of design and to weigh quality, longevity and installation experience rather than selecting the lowest-priced option alone. Staff also noted possible pool-deck material alternatives that staff estimated could add about $200,000–$300,000 if the higher specification is selected. Council member Osovski moved approval; Frieda seconded. With no further discussion, the motion carried unanimously. Staff said they will return with any revised GMP numbers and reconcile alternatives if needed; the vote at committee advanced the package to the next council meeting for formal action and any necessary reconciliation.
