The Village Board on July 15 voted to approve zoning variations and a parking reduction for a proposed Hilton hotel at 18303 La Grange Road, actions that remove a prior condition requiring a cross‑parking agreement with a neighboring property.
The petitioner sought 11 variations including minimum lot size, building height, urban design overlay, parking and signage to construct a hotel in the B‑3 General Business zoning district. Planning Commission recommended the variations by voice vote (7–0) on June 5, 2025, and recommended the parking reduction 6–0 after a July 3, 2025 hearing, staff said.
Why it matters: the approvals allow the developer to proceed with a smaller on‑site parking supply than the municipal code requires. The petitioner increased on‑site parking by 10 stalls when a cross‑parking agreement proved unattainable; staff said the hotel will provide 101 stalls instead of the code‑required 130.
Trustees discussed parking at length. One trustee said the number of parking spaces remains a concern but noted the petitioner invested in engineering changes, including underground detention, that yielded about 13 additional stalls from earlier plans. Another trustee said the petitioner submitted a traffic study showing business arrival patterns and staff-sharing arrangements that supported the variance.
Both the variation ordinance (11 items) and the separate parking reduction ordinance were approved by unanimous roll‑call votes of trustees present. There were no recorded public comments at the July 15 meeting on these items.
The approvals clear zoning hurdles but do not by themselves authorize construction; building permits and any required engineering approvals remain to be obtained.
