The Development Review Committee reviewed the Palucci planned-unit-development master plan and flagged Palm Canyon Road as an unresolved infrastructure issue that must be addressed before the project advances.
Staff said the proposed PD near Pumpkin Road and Palm Canyon Road is primarily residential and that the DRC generated an extensive list of review comments. Committee members and fire/public-works representatives told the applicant they need a clear solution for Palm Canyon Road before the project proceeds further. "We need to get an answer on the roadways just to make us feel a little more comfortable with the whole process," a fire representative said.
The applicant said staff had offered to schedule a meeting with Orange County to discuss the road and that such a meeting was being scheduled; staff expected to confirm a date the following day and to coordinate attendance with the applicant and the city transportation coordinator. Committee members said they wanted county buy-in before the applicant resubmits plans.
No vote or approval was taken. Staff characterized the outcome as consensus that the applicant should meet with Orange County, address the extensive DRC comments in a resubmittal, and return with coordinated solutions for Palm Canyon Road and open-space concerns.
