Tippecanoe County’s Area Planning Commission on July 16 recommended conditional primary approval for a subdivision that would accommodate a Meijer store and a Meijer gas station on an undeveloped property near Veterans Memorial Parkway and Concord Road.

Why it matters: The site would add a third Meijer in the area and include a fuel facility; construction and traffic access were discussed as coordination items with the city.

Kathy, APC staff, described Lot 1 as the Meijer store and Lot 2 as a future Meijer gas station. Staff showed a preliminary plan with a primary entrance immediately opposite the Walmart entrance, and another proposed entrance on Veterans Memorial Parkway that remains under discussion with the city. The site will be served by city sewer and water. Kathy said the petitioner requested permission to bond and listed 14 standard conditions of approval.

Kevin Riley, attorney for the petitioner, said, “We agree with the staff's report and will comply with the conditions. Request your approval and happy to answer any questions you have.”

The commission recorded a white ballot and subsequently a count of 15 ballots in favor for the item; the record notes the petitioner requested bonding. The APC’s conditional approval requires the petitioner to satisfy the staff conditions and finalize access locations with city staff before final plats and permits are issued.
