The Board of Zoning Appeals approved a corrected variance for a proposed freestanding bank drive‑through after staff identified an error in the applicant’s earlier filing. The case returned to the board to adjust the previously approved setback increase by a few feet.
Staff explained the applicant is in the C‑G‑2 zoning district and sought to increase the required corner‑side build‑to zone setback from a 0–10‑foot build‑to requirement to roughly 248 feet. The board had approved a similar request at its June 17, 2025 meeting, but staff said an error in the stated dimension required the applicant to return for an amended approval.
Annette Hommel, speaking for the applicant, said the proposed canopy and circulation layout would not function safely without the increased setback; she described the lot shape as the hardship that prevents complying with the standard build‑to zone. The applicant’s representative described the correction as an administrative cleanup of a previously approved package.
The board moved and seconded the corrected request and voted to approve the adjustment. The chair recorded the motion as carried.
The approval restates the board’s prior finding to enable the bank to demolish an existing drive‑through and build a new freestanding canopy consistent with the revised site plan and the corrected numerical setback.
