Williams County commissioners voted unanimously to approve a resubdivision application from Beth Ines and to follow the Planning and Zoning Commission's recommendation for two variances for the newly created lots.
County planning staff said the parent parcel comprises about 10 acres in the rural residential zoning district within Lots 15 and 16 of A and F First Subdivision (Section 9, Township 155 North, Range 100 West, Farrin Township). The proposed resubdivision would create two lots of approximately 8.45 acres and 1.58 acres. The larger lot meets the minimum acreage requirement for rural residential zoning; the applicant requested a variance so the smaller lot may also remain in that zoning district. Staff also said the applicant previously received a conditional-use permit in December permitting a second home on the property, and that the lender requires the second home be on a separate parcel to secure financing.
County planning staff also reported a requested variance from the 50-foot building setback from the designated public road easement because of the site's layout; access is from an existing access off County Road 9 (130th Avenue NW). The Planning and Zoning Commission recommended approval of the resubdivision and variances by a 5–0 vote on June 17; the board's approval at this meeting was conditioned on completion of the standard subdivision review and recordation process.
A motion to approve and follow the planning and zoning recommendations was made, seconded and approved by roll call with all commissioners voting yes. Staff noted recordation of the plat will be contingent on completing the county review process; no additional conditions or amendments were raised during the board discussion.
