North Creek wastewater project spurs private investment; LDC issues first loan

Warren County officials reported on June 24 that construction of the North Creek wastewater system is underway and has already catalyzed private investment and development activity in the hamlet.
Jim Sippelands, president of the Warren County Economic Development Corporation, said the Local Development Corporation (LDC) approved a $100,000 loan for the developer of the former Copperfields property, which is being redeveloped by a Weekender Hotels operator. He said the project has also secured over $2,000,000 in outside funding and that construction is underway; parts of the development may be available to the public later this year.
Sippelands said the hotel project is expected to create jobs — he referenced as many as 20 positions tied to the property — and provide community recreational amenities. He added that private developers have been actively acquiring properties in North Creek, and that a distillery proposal is in early planning.
Committee members and staff framed the wastewater investment as the catalyzing element: the sewer infrastructure removed a barrier to development that was keeping projects in suspense. The committee’s prior decision to support the public infrastructure was described as instrumental in enabling the current wave of proposals.
The committee received the update; planning and EDC staff said they will continue to track project timelines and funding commitments as work proceeds.
