The structure exceeds the 450-square-foot threshold requiring planning commission approval and includes two roll-up doors and one man door; no utilities—electrical, water or sewer—were proposed.
The applicant told the commission the building is intended for storage so the family can clear their garage and use it for cars and household storage; the applicant said existing items such as holiday decorations and toys would be stored on racks in the new building. A commissioner confirmed an existing trailer and an access gate in the easement area; the applicant said no large moving gates are planned and noted coordination with the county.
Staff confirmed the project meets setbacks and provides extra side setbacks (10 feet where five are required) and that the project qualifies for a CEQA exemption for accessory structures. After closing the public hearing, commissioners made the required findings and approved the permit subject to staff conditions, and staff will file the CEQA notice of exemption with the county recorder.
