The Graham County Planning and Zoning Commission voted to forward a favorable recommendation to the Board of Supervisors for a rezoning request by Leslie and Michael Orr (APN 105-02-054, 3.5 acres) to create one half-acre parcel while leaving the remaining acres as single-acre parcels.
Staff said the applicants intend to sell a half-acre parcel next to the road while keeping the other portions as one-acre parcels; engineering and floodplain requirements will constrain where structures can be placed. Planning staff noted part of the parcel lies in a wash floodplain and that the parcel will require qualified FEMA engineering where structures are proposed.
A commissioner said the lot next to the street is further from the floodplain and is the likely half-acre parcel to be rezoned and sold. No members of the public signed up to speak on the item. A motion to forward a favorable recommendation was made, seconded and approved by the commission.
Staff advised that floodplain and septic/engineering constraints will be addressed during the Board of Supervisors review and any subsequent permitting stages.
