Renee, a CRA staff member, said staff had received interest from a primary-care physician who would accept insurance including Medicare and Medicaid and from a dentist interested in a downstairs unit. “We have had actual doctors call us, primary care physicians who are interested to take insurance, Medicare, Medicaid,” Renee said.
Staff described prior CRA rents for comparable properties as between $18 and $21 per square foot and told the board the agency prefers providers who will operate a regular practice rather than a part-time satellite office. One doctor who contacted the CRA is board-certified in dermatology, staff said.
Board members expressed a preference for flexibility: allow individual doctors to lease smaller spaces rather than insisting on a single-group lease for the whole building, while ensuring tenants provide full-time services to neighborhood residents. “I don’t want it as a satellite office for some doctor in Deerfield who wants to come up here 1 day a week,” Commissioner Long said.
The board gave staff consensus direction to proceed with a marketing and application process that can accommodate both individual practitioners and larger groups, and staff said it would circulate a JotForm application and draft materials to the board for review before public notice. No formal vote was taken; staff said they will follow up with a proposed application and timeline.
