HINSDALE, Ill. — At a first reading on July 15, the Village Board reviewed a proposal to repair and modify the exterior facade at 440 East Ogden Avenue after the building owner and contractor reported masonry failures around window openings.
Staff said the building, currently occupied by Normandy Builders and located at the southwest corner of County Line Road and Ogden Avenue, is about 1.67 acres in the B‑3 General Business District. Notices were mailed to residents within 250 feet and signage posted for the project.
The applicant’s architect said a structural engineer recommended replacing the existing sloped masonry at four window openings with a lighter metal cladding because water infiltration had caused deterioration behind the masonry. The proposed material is dark‑bronze metal to match existing window framing; new metal coping would be painted to match the cladding. No changes to the building’s overall height or other site elements were proposed.
“At that time of the plan commission meeting, in general, the commissioners were very supportive of the changes, and it did vote unanimously 7 to 0 to recommend approval of the project to this board,” a staff presenter told trustees.
The architect said the work is a necessary repair rather than a cosmetic choice and that similar window openings may be addressed over time for a consistent look. The applicant did not specify a tenant or occupancy timeline; Normandy plans to move out and the owner will evaluate future occupancy.
Because this was a first reading the board did not take final action; the item will return for a second reading in August unless staff advises otherwise.
