East Troy's Plan Commission discussed several potential future agenda items on June 9, including corner yard/setback language for side-loaded garages, tiny homes as accessory uses, and revised application requirements for rezoning petitions. Planning staff said they will research local examples and report back to the commission.
Commissioners asked staff to clarify whether a corner side-yard setback allowance or similar language was intended for an existing draft item. One commissioner said the current code already allows some accessory dwelling units (ADUs) and cottage-court-style developments, and staff described tiny homes as an even smaller alternative, noting examples in nearby communities where tiny-home villages have been used for veteran housing. Staff gave a working size reference of about 300 to 400 square feet for tiny homes and said they would research whether local examples are rental-based or sold to occupants so the commission can evaluate equity and ownership implications.
Planning staff also said a housing-analysis study by Vanderwall conducted through Waseda will be returned to the commission for review in August or September, pending minor edits.
No formal policy changes or votes were taken; commissioners directed staff to research the items and return findings for future agenda consideration.
