Park County commissioners approved the final plat review for Happy Days Minor Subdivision MS-86 on July 15, authorizing a partial vacation and resubdivision of Lot 1A into two residential lots of approximately 2.64 and 2.65 acres, located about 725 feet northeast of the City of Powell.
Planning staff reported that the applicant, David Boucher, provided required documents including septic and well information for each proposed lot, recorded easements and plat notes addressing high groundwater and engineered septic-system needs. Park County Public Works confirmed right-of-way details for Lane 8 and the treasurer verified property taxes are paid. The plat review committee had identified minor corrections that were provided in a revised final plat; staff said applicable final-plat specifications were met.
Planning staff recommended approval with three conditions: (1) final-plat approval expires after 18 months unless signed and recorded; (2) the applicants must record the final plat and required final-plat submissions with a planning and zoning staff member present; and (3) applicants must comply with Park County development regulations and the minimum subdivision requirements in Wyoming statute 18-5-306.
A motion to approve the final plat with the staff recommendations was moved, seconded and approved by voice vote; staff will work with the applicant on final recording steps.
