The Pennington County Planning Commission on July 14 approved a conditional use permit for an accessory dwelling unit at 6310 Longview Road, accepting staff’s recommendation and attaching 12 conditions.
Christine Phillip, assistant planner, presented the request on behalf of owners Jennifer and Jason Wright and said the accessory dwelling unit would be a 700‑square‑foot structure on a 1.93‑acre suburban residential parcel. "Staff recommends approval of conditional use permit COCU25‑0013 with 12 conditions," Phillip said, describing interdepartmental review and the permit criteria.
Commission discussion focused on the site plan and existing structures; Commissioner Lewis asked whether the proposed accessory dwelling would reuse the footing of a removed 800‑square‑foot shed and whether an RV shown in photographs would be relocated. The applicant clarified the 800‑square‑foot shed had been removed and the RV location was temporary.
No members of the public opposed the request. A motion to approve the conditional use permit with staff’s 12 conditions carried on a voice vote.
Why it matters: Accessory dwelling units change the permitted uses of a property and are reviewed under conditional use criteria in the county zoning ordinance; staff concluded the proposal met those criteria and recommended approval with conditions to address technical and site concerns.
Next steps: The permit was approved; implementation will follow county conditions and required building permits for construction of the accessory dwelling.
