The Santa Fe Springs Planning Commission on July 14 approved a modification permit (Case No. 1367) allowing Panda USA, doing business as Square Cabinetry, to reduce required on‑site parking from 44 stalls to 23 at 13211 East Florence Avenue in order to use part of the parking area for outdoor storage of large countertops.
Associate planner Jimmy Wong presented the proposal and told commissioners the company has operated at the property since 2024 as a wholesale distributor. Staff said the countertops are large, heavy and difficult to store indoors; the applicant requested outdoor storage enclosed with a 6‑foot chain‑link fence with privacy slats. Wong said the site would still provide 23 stalls, including one accessible stall, and that staffing is five employees on the largest shift.
The staff report recommended a CEQA Class 1 exemption for the ongoing warehouse operation and said the outdoor storage would be screened from Florence Avenue. Staff noted an alternative plan could restore all 44 required spaces if needed in the future. No applicant representative was present at the hearing, and no public speakers registered comments. The commission voted to approve the modification and adopt Resolution No. 289‑2025; staff said the applicant may restore parking if operational needs change.
