Southborough's Planning Board voted Monday to approve a major site plan and a Lower Impact Development (LID) special permit for a contractor's yard building at 250 Turnpike Road.
Attorney George Bonan represented the applicant, FD 250 Turnpike LLC, and engineers presented updated plans that addressed peer-review comments. The board and staff discussed several technical items, including a parking calculation correction and precise citation references in the draft decision.
The board approved two requested LID waivers (water-balance calculation and hydrogeologic assessment) after deliberation and then approved the LID special permit and the major site plan, subject to conditions that include final corrected plan sheets, recording of the approved plan set and customary preconstruction and post-construction requirements. The board required updated as-built submissions and clarified that stormwater maintenance must occur at least annually or per Conservation Commission requirements.
Key conditions include a required preconstruction meeting with the Planning Department prior to any exterior construction activity and a requirement to provide as-built plans within eight weeks after construction completion, with an allowance for extension if necessary.
