A proposed two‑story mixed‑use building at 606 Reeve Drive — one commercial suite and 12 residential units — received final approval from the Village of Waunakee Plan Commission on Tuesday after the applicant modified the façade and material palette to look less residential and more commercial.

Architect Patrick Egan said applicants replaced gable roof elements with a flat roof, extended stone ashlar at the base and added storefront glazing and parapet elements so the ground floor reads as commercial. He said the corner commercial tenant would be the property owners' real‑estate office and would operate largely by appointment.
Commissioners approved the site plan and conditional‑use permit, asking the applicant to replace some of the vinyl lap siding on the east facade with a more durable engineered siding (LP/smart‑side or equivalent) and to reduce stone extent on one elevation as a cost trade‑off. The applicant agreed. Commissioner questions focused on parking layout, landscaping, stormwater flow to the bioretention basin at the site edge and whether the First Floor plan could be converted to additional commercial space later; the applicant said the structural framing and storefront layout allow future conversion if demand increases.
Lynette (applicant) said rent targets for residential units range approximately "between 2,100 and 2,400" per month depending on size; the commission noted that most tenant parking will be provided in an underground portion of the parking layout and that surface stalls will be used primarily for visitors. The development team said they will submit final sign permits separately and that final landscaping and minor grading details will be coordinated with staff before building permit issuance.
Ending: commissioners voted to approve the site plan and CUP with the material substitution condition; the approval was final at the commission level (no village board action required). Staff will confirm the siding/material substitution in the final plans prior to permit issuance.
