LGI Homes requested site-plan approval for the Hickory Knoll Amenity Center, a 2.34-acre nonresidential project within the Hickory Knoll planned-unit development (PUD) overlay. Staff said the PUD predates recent changes to the zoning code, and two items must be brought into compliance under the new standards: a street-side pad for wheeled trash containers because the city will provide curbside trash pickup, and an appropriately roofed mail kiosk to meet new mail-kiosk standards.
Staff also noted prior documents for the PUD referenced a trail network; the applicant resubmitted with a 4-foot gravel trail from the Greensward Ave cul-de-sac to the amenity center, and staff said final trail design details would be handled by engineering after planning commission review. In response, Kirsten of Lowe’s Design (engineer on the project) said the applicant had no problem providing a concrete pad for trash pickup or a compliant mail kiosk and would work with engineering on final trail design.
Staff left the item on the agenda for next week's meeting pending minor corrections and engineering sign-off, and the applicant indicated willingness to meet code requirements.
