Made CDC, city outline final phase for Mason Mile master plan; draft to be public July 24

Representatives of the Make the Mile (Made CDC) project briefed the Mason City Council on July 14 that the Mason Mile physical master plan and updated development regulations are in their final phase and that the draft will be published for community review on July 24.
Made CDC’s Sherry Taylor and project staff told council the draft physical master plan will present policies and recommendations on functional subareas, land use and intensity, building types and typologies, built form, parking, streetscapes and other design considerations. Made CDC said last week’s planning-advisory-committee meeting reviewed the draft policy plan and that revisions will be made before the July 24 public posting. The organization will also publish an online survey and hold multiple open houses the week of Aug. 4 at the Mason Historical Society; the online survey will close Aug. 8.
Why it matters: The master plan and associated development regulations will create a new zoning district to guide future development in the Mason Mile neighborhood. Made CDC and the city said the effort is intended to balance community vision and market viability, and that an implementation strategy and financial feasibility analysis remain outstanding tasks before the plan proceeds to city review and adoption this fall.
Temporary activations and programming: Made CDC summarized a series of temporary activations tested this summer: run/walk clubs, CrossFit and Miles in Motion events during Music and Mason, Mason Mile Rocks volunteering and painting events, a goat-yoga bridal night, a wine tasting and a planned Movie on the Mile July 31. The group said more than 20 new events were added this year to test resident interest.
Next steps: Made CDC said Housel Levine is the consultant contracted to complete the physical plan and development regulations. The project team will publish the draft and survey on July 24, hold in-person open houses the week of Aug. 4, close the survey Aug. 8, and then compile revisions and return drafts to the city for review leading toward a fall adoption timeline.
