Planning Board approves Bailey Park subdivision creating 27 lots east of Fairbanks

The Fairbanks North Star Borough Planning Board approved SD010-25 (Bailey Park) on May 21, authorizing a phased subdivision of roughly 79.97 acres into 27 lots and a 25.91-acre remainder tract. The board voted 8–0.
Staff said the proposed subdivision, east of Fairbanks in the North Pole area, includes two new internal roads (Zuzu Way and Bedford Loop) to Local 2 standards and right-of-way dedications for Freeman Road (50-foot dedication) and Blalock Road (40-foot dedication). Because one large remainder tract exceeds 20 acres, a right-of-way stub and temporary turnarounds are proposed and are exempt from immediate construction until and unless the remainder subdivides in the future.
Staff outlined seven conditions, including engineering review and inspection of the new subdivision roads, placement of signage, and phase deadlines: final plat for phase 1 due no later than May 21, 2027, and final plat for the last phase due by May 21, 2033. The applicant said the plat is designed to avoid building impacts to mapped wetlands and to make efficient use of an earlier, partially developed subdivision footprint.
Board member Crook moved approval; the motion passed unanimously 8–0. The decision may be appealed to the Board of Adjustment within seven days.
