Planning Board approves Edstrom subdivision in North Pole with right-of-way dedication

The Fairbanks North Star Borough Planning Board approved SD007-25 (Edstrom Subdivision) on May 21, authorizing the subdivision of Parcel 3 of the Howard Property into three approximately 1.22-acre lots and a 31.46-acre remainder tract and requiring dedication of 40 feet of right of way for Homestead Drive.
The staff report said the plat complies with Title 17 standards and that the request qualifies as a major plat only because it creates more than four lots; otherwise the parcel has legal and constructed access via Homestead Drive and Roseanne Court. Staff recommended four conditions, including adjustments to plat note language and showing required easements and utilities, and concluded the subdivision meets the code requirements.
The applicant, represented by Oliver Loftus of 3 Tier Alaska, said the request is “pretty straightforward” and will lead to later subdivision steps. No interested-person testimony was received. The board adopted staff’s findings and conditions and voted 8–0 to approve.
Vote (call): unanimous, 8–0. The decision is appealable to the Board of Adjustment within seven days.
