Community Development staff reported on June 25 that permit activity remains steady and higher than the prior year. Notable items in review include a Hidden Canyon subdivision application for roughly 160 acres (six initial phases) proposing about 125 single‑family residences and around 100 overnight lodging units in the early phases; staff are reviewing infrastructure and road plans.
Staff said a private proposal to redevelop an existing site with a wood pellet and brick mill is under design review for a location near the old Bus 7 station. A previously reported multi‑family and commercial project (the data center and apartment developments) continue to advance with foundations and framing on site.
Madras Highway infrastructure work remains stalled by unanticipated groundwater issues at one development parcel; developers and engineers are evaluating deeper excavation, over‑excavation and pressurized lines as potential solutions. Staff said the groundwater depth varies across the area and has complicated sewer installation.
Staff also reported that a Best Care facility and a UGB (urban growth boundary) matter were heard by the city planning body and were reportedly voted down; county staff said they will discuss coordination to ensure the county is aware of city‑level proposals with county implications (particularly for mental health facility siting). No land‑use decisions by the county were made at the meeting; staff will return with formal applications as they proceed through review.
