The Metropolitan Council voted July 14 to approve BL 20 25 8 68, rezoning roughly 27 acres on Central Pike to a specific plan that permits up to 314 multifamily residential units.
An amendment adopted during the meeting requires the developer to install a traffic signal at the intersection of Central Pike and North New Hope Road before issuance of use-and-occupancy permits for phase 1. The amendment also requires that the final design for the signal be coordinated with and approved by the Tennessee Department of Transportation prior to building-permit approval for phase 1.
Councilmember Allen raised a broader concern that several zoning measures on the day’s agenda together would add a significant number of school-age children to neighborhoods where nearby schools are at or over capacity; he asked whether the city has a plan to ensure school capacity keeps pace with new housing. The planning table responded that the issue involves school-districting and the school board and suggested a separate, detailed meeting to address that intersection of housing and school capacity. Councilmember Ellis later requested to be included in that follow-up because Smith Springs Elementary — an open-enrollment school adjacent to her district — is already at capacity.
