The New Braunfels City Council on June 23 approved a rezoning of roughly 5 acres at 4001 I‑35 South from a split of C3 commercial and APD (agricultural predevelopment) to C1B (general business).
Planning staff said the site fronts IH‑35 and is a logical infill of commercial zoning near the interstate. No public opposition was recorded in notices mailed to nearby owners, and both staff and the planning commission recommended approval. The applicant told council the site will host a tractor‑trailer dealership and service center, with a shared drive serving model homes on a retained parcel to the north and the service use tucked toward the rear of the lot.
Council member Lebowski moved for approval; Council member Edwards seconded. The motion carried by voice vote.
Staff said the rezoning removes an APD split zoning in the rear of the parcel to make zoning consistent across the property and allow the proposed business use.
The ordinance was approved on first reading and then adopted on second reading the same night.
