The Henry County Zoning Advisory Board unanimously approved a variance on July 10 that will let Martha Niblett add a room to her house at 1614 Highway 155 North with a front-yard setback of approximately 68.46 feet rather than the 75 feet required in the RA zoning district.
Planning staff presented the case as VR2503, noting the existing home was built in 1982 and that the applicant is seeking the variance to construct a small addition. Staff recommended approval with conditions, and no members of the public spoke in opposition at the hearing.
The applicant and her daughter explained the addition is intended to accommodate family needs; one board member confirmed the proposed work would not affect a small front-yard well structure. After questions from the board about access and site impacts, the panel voted to approve the variance as presented.
As with other residential permit work, staff said building permit review will address septic, plumbing and code compliance before construction can begin.
