On July 10 the Village Planning Commission recommended and the Village Board approved a site plan and plan of operation for petitioner Brandon Allen doing business as Brookins (Brookins) Construction at 24670 Sunset Drive (tax key WAKT1335986).
Village Planner Sean described the property and said the rear building contains mixed office and warehouse uses with existing occupants including Crystal Vista Window Cleaning and another tenant; Brookins Construction will occupy approximately 3,000 square feet of warehouse space. Sean told the bodies the B-3 general business zoning permits contractor shops as a permitted use and that Brookins would store nonhazardous building materials. Outdoor storage was described in the application as “stacking pallets, material pallets outside the front door, essentially,” limited to a small number of pallets awaiting pickup. Sean said the site has 36 parking spaces; existing uses plus Brookins would require 28 spaces, leaving adequate parking.
A petitioner representative, Phil Dolan, appeared and confirmed the operation would be “basically just using it for material storage,” and said there are “probably maybe a dozen” pallets out front at the moment. The Planning Commission recommended approval with the staff conditions; the Village Board accepted the recommendation and approved the site plan and plan of operation.
