Planning commission recommends denial of rezoning for truck and RV parking at Highway 81 site

The Walton County Planning Commission on July 10 recommended denial of an application to rezone roughly 8.734 acres at 1890 Highway 81 from A-1 to B-2 to permit commercial truck and recreational-vehicle parking and outside storage. The commission voted to forward a motion of denial to the Walton County Board of Commissioners for a final decision.
The applicant submitted revised plans after negotiations with the Georgia Department of Transportation (DOT) over access. Tiffwin, an engineer representing the applicant from Alcove Consulting Engineering, said DOT initially required a right-in/right-out and a shared driveway proposal before ultimately agreeing to the originally proposed driveway location provided the first turning movements are set back from the travel lane. "DOT requires that we make the first initial turn 200 feet back from the travel lane," Tiffwin said, and added that site-distance profiles will be provided during the design phase.
The application materials show the site laid out for vehicle parking; the applicant’s representative said the current plan includes 43 truck parking spaces and 30 RV spaces and added green space and a relocated fence to meet DOT comments. The representative said the intended use is parking only.
Commissioners asked whether the facility would include overnight stays or other operations; staff and the applicant’s representative stated the proposal is for parking. The commission discussed county rules on outdoor storage of commercial vehicles and the DOT access conditions before placing the recommendation of denial on the record.
A motion to deny passed in the planning commission and will be considered by the Board of Commissioners at its next meeting. The planning commission record did not include a roll-call list of individual member votes; the clerk recorded the commission’s recommendation of denial and noted the item will appear on the board’s agenda.
The board’s recommendation does not itself change zoning; the Board of Commissioners will take the final action at the next scheduled board meeting.
