ZBA approves small front addition in Lindenhurst with shed and patio conditions

The Town of Babylon Zoning Board of Appeals on July 10 approved application 25098 to add 55 square feet to the front of a house at 1257 Udall Road in Bay Shore so the homeowner — described as disabled — can relocate a washer and dryer from the basement to the first floor.
Attorney Kelly Bennett presented the application and said the lot is a nonconforming 40-foot lot and that the addition squares off the front of the house. The board discussed the site's condition and the applicant agreed to cut back two feet of pavers in the side yard; the board deleted the associated variance from the application during the hearing.
A board member moved to approve the application with conditions that the shed be rebuilt in a conforming location if removed or replaced and that the patio be reduced by two feet with lot coverage recalculated. The motion passed on a voice vote. The board asked for a revised certified plot plan and amended plans to be filed; the hearing record will remain open for the revised plans until the board finalizes its decision.
Documents on the record include a planning division memo (07/01/2025), an environmental control memo (07/08/2025) and a survey by Barrett Banucci dated 03/20/2025. The board instructed staff to verify site conditions and the reduction of the patio prior to completing the decision.
