Special magistrate grants extension for Altamonte Springs homeowner’s unpermitted addition; new deadline Sept. 10

The special magistrate granted an extension to Andre Lancaster, owner of 115 Larkspur Drive in Altamonte Springs, to complete plan-review corrections and obtain permits for an addition to the back of his house. The magistrate amended an earlier order and set a new compliance date of Sept. 10, 2025.
Ruth Goldstein presented the county’s case, saying inspectors observed an unpermitted addition during an earlier inspection and that an application received Jan. 14, 2025, remained under review with corrections from drainage, zoning and building reviewers. Administrative processing costs for the clerk and inspector were presented to the magistrate.
Lancaster said he had hired an architect and paid for drawings; the architect and his son-in-law had been working on the submission. Lancaster asked for more time to finalize the plans. After considering the status of the plan review and the owner’s statements, the magistrate amended the prior order (dated May 8, 2025) and set a new compliance date of Sept. 10, 2025, with a compliance hearing scheduled for Sept. 11, 2025.
The magistrate instructed the owner to return on the scheduled date and indicated the court expects the permit and plan-review issues to be resolved by that time. The county’s recommendation cited Seminole County Code chapter 40, appendix A, section 105.1.
