Warren — The Warren City Zoning Board of Appeals approved three variances Wednesday that will allow a self‑storage development to proceed at properties on 10 Mile Road, including a reduced parking requirement and narrower maneuvering lane.
By voice vote the board approved requests to waive a total of 51 parking spaces across two parcels, to allow a 19.6‑foot‑wide two‑way maneuvering lane, and to waive an 8‑foot green belt on one parcel. The motion was made by Mister Cliff and supported by Mister Lindsey; the board found the revised site plan and reduced building area would not be a detriment to the neighborhood.
Travis Silcana, representing the ownership group, said the project’s square footage was lowered from about 106,000 to roughly 90,000 square feet, eliminating several buildings and increasing buffer areas. Silcana also said the site will not include outdoor storage for boats or recreational vehicles.
Secretary Jersey read the planning department statement, which reported no issues affecting the abutting public. Board members asked whether the primary building would accommodate other retail uses; the applicant said the building would be a single self‑storage user with a small welcome/office area common to storage facilities.
The board approved the variances with a split vote; most members supported the motion and one member opposed, saying the use was not appropriate for that property. The applicant’s conditional rezoning agreement had already incorporated similar variances, and the amended site plan improved the project’s buffering, the applicant said.
