Planning and Zoning Commissioners on Tuesday unanimously recommended approval of a final plat to subdivide 2.5 acres at 2257 Florence Road into three single‑family lots and granted a single variance to reduce the lot‑width requirement for one lot.
The commission’s vote advances the minor subdivision to the City Council on July 15 for final action. The commission motion to approve passed unanimously after several commissioners said the applicant had responded to questions and community concerns raised at earlier hearings.
Staff told the commission the subject property is zoned SF‑36 and otherwise met subdivision standards. The plat application requested a variance from the Unified Development Code’s 140‑foot minimum lot width in SF‑36; the applicant asked to allow Lot 1 to have a 110‑foot minimum width at the front setback instead. Staff said the proposed plat met other SF‑36 standards and that a minor subdivision final plat with variances does not trigger a public hearing notice requirement, but neighbors could speak during the persons‑to‑be‑heard period.
Commissioners discussed lot depth and the front‑setback determination in light of an irregular property configuration. Fire and building setbacks and frontage were reviewed and staff confirmed the front setback measurement point used to calculate the 110‑foot width. Several commissioners said they supported the project after the applicant modified the plan to three 36,000‑square‑foot lots rather than the larger earlier proposal and had met the conditions requested by City Council at prior review.
The applicant will appear before City Council on July 15 for final action. If approved by council, the final plat will allow recordation and subsequent lot‑by‑lot development under the SF‑36 zoning standards.
